Wow. If I had 48 hours in a day, I would work 48 hours in a day!  Business is great, I've got 50 listings and just got a contract today on one of them!  But I'm too busy to deal with it right now....

So says an agent when I called to let him know I was sending him an offer...my clients using the FHA Nehemiah loan which was going to expire in 25 days....which meant it had to move quickly.  The listing agent's excuse for not communicating and not sending in the offer.... "I'm extremely transactional".

Guess what agents?  You might be busy, you might have lots of listings and lots of clients.  But if you can't provide professional and timely service to one client, you may as well hang up your license.  Responding quickly to buyer's agents is part of your contract with your seller...remember?   Ethical, moral and professional support is what you are supposed to provide. 

That listing agent and I had a long discussion, and after calling the spade the spade...he was great!  Two agents working together for a common solution can work wonders with incommunicado banks, title companies and more.  Finding out the bank-owned property had a $50,000 IRS lien didn't help either.  The initial response (gee....what happened to trying???) from the listing agent was "well you'd better withdraw now because this is going to take up to 8 weeks to resolve".

We didn't, I pushed my client's title company to start making phone calls and guess what?  The lien was already in the process of being removed, we actually made it to settlement 7 days after the intial contract settlement date. 

Moral of the story.  Don't give up.  Don't accept excuses like "I'm extremely transactional" for failure to perform.  Do everything in your power to be the BEST for your client, whether a seller OR a buyer.  You'll be amazed how successful you become...and the professional reputation you'll gain.
