Sunday Open Houses haven't been generating much traffic for us in St. Petersburg, Florida - maybe's it's the sunny days for boating to nearby islands; maybe it's the Bucs football game; maybe they just want to look online.

So - let's vary things a bit - we'll have a Saturday afternoon Open House!

This home at 7327 2nd Ave S in Old Pasadena will be open tomorrow, Saturday, November 1st, from 1-4.

The main house has 3 bedrooms with 2.5 baths, and there's a detached 3 car garage with a 1 bedroom 1 bath guest quarters over it, all with a lovely walled garden in back. It's $799,000.

Old Pasadena is a historic neighborhood on the west side of St. Petersburg, bordered on the west by Boca Ciega Bay.

We seem to have about an equal number of Saturday and Sunday OHs. Now we are seeing more during the week nights, say 4 - 6 PM to catpure folks coming home from work. Hmmm.

Hey Sharon - what's your take on open houses.  I talk with so many Realtors here in the Polk County, FL area who say they've all but given up on them.  When I ask them why, they state that it's because they just don't see the ROI. 

I can't imagine a day when the good old hands on/on-site Open House goes by the wayside.  Perhaps, as Jeff above stated, it will take more Agents trying out weeknights or maybe, as some I've talke with have done, hosting Partylite parties in homes they're selling to get folks to come.

Jeff - we see evening opens here too occasionally. I really think that the real, ready buyers are looking online and then making appointments.

Kevin - Thanks. I, too, have all but given up on Open Houses - as I said to Jeff, I think the buyers are looking online and going to see a home at their convenience. When people do come to open houses it's often to get decorating ideas, fill up an afternoon while their house is being held open, getting to know an area where they're renting, have to sell a house first, etc. Occasionally we do hold one open to please a Seller, once when it's newly on the market - then we have stats to show why we won't hold more, and haven't been a "it didn't work before so I won't try again". If buyers don't come when it's new, they won't come when it's old. On our luxury homes we have held events to invite movers and shakers who will get the word around.
