Qualities All Sellers Should Look For When Hiring a Realtor....

I love lists, especially lists that I can check off the majority of the items as ones I am proficient at.  When I read good friend, Vickie's article on what Sellers should be looking for in an agent, I knew I had to share it with my readers.  Great JOB, I would hire you in a minute, as should (IMHO) sellers in your lovely state of KY.

Anyone looking to help a friend or neighbor get answers to pre-foreclosure concerns, in my area please give me a call.  Our office is working with short sells and is having success in helping families make hard decisions.

You don't have to be scared of this real estate market! 

Just look for the following qualities when looking for a Realtor to sell your home!

 Choose a Realtor that's in the know!  It is your job to find and hire the best Realtor out there!

 Make it a point to search and find a Realtor that has a heavy internet presence

Just "Google" their name and see what you find!  Are they on the first page? Are they even present?

WHY is that you say?  Because at least 85% of buyers begin their home search on the internet

*That is why your agent needs to be internet savvy in this day and age. 

*Your agent needs to be active on the internet and put seller's home information and lots of photos all over the internet. 

*Your agent needs to have their own website!

*It is not enough to just be on Realtor.com!

*It is not enough to just be on the MLS!

*It is not enough to just put a sign in the yard!

*Your agent needs to post lots of photos all over the internet.  Oh!  I already mentioned that....

*Your agent needs to have years of real estate and marketing experience!

*Your agent needs to be proactive and aggressive!*

*Your agent needs to Properly Price your home according to what the market will bring!

*Your agent needs to communicate with you frequently!

*Your agent needs to be blogging!

*Your agent needs to constantly be on the cutting edge of technology and not afraid to be different!*

*Your agent needs to be enthusiastic and energized every single day!

*Your agent needs to constantly update their education!

*Your agent needs to understand "Staging" and tell you what to do to get your home "Show Ready"

*Your agent needs to be responsive!

*Your agent needs to answer their phone!

*Your agent needs to embrace email and technology and respond quickly!

*Your agent needs to be a full time Realtor! Find and hire only the BEST in your area!

*Your agent needs to have great people skills and great follow up skills!

*Your agent needs to know of at least 50 websites on which they they can market your home!

*Your agent needs to "partner" with you and you need to work together as a team to get your home SOLD!

Sellers,  Don't settle -  It is up to you as the Seller to find the best Realtor in your area!  Good Luck to all Sellers out there!

Update :Your agent needs to be Vickie McCartney!  Even If you have a home to sell outside Owensboro, KY , you can still call Vickie McCartney  at 270-315-5354   for this same kind of qualified agent in your area!

Hi Cheryl~ Thanks for the compliment of re-blogging my post.  Sellers NEED to KNOW what qualities great Realtors must have and  just what the good Realtors actually do for them!  We make it look so easy that sometimes they don't realize how much we really do!  There are good and bad Realtors out there, it is the sellers job to find the "right" ONE!

Cheryl W, I would add one more to Vickie's list. your agent needs to LISTEN.  Over the years and all of the moves we have made, we have dealt with some who did, and some who didn't.  It was only the last 2 or 3 we have worked with, that we realized the difference.  We have been drug around looking at houses that had no resemblance to what we asked to see, simply because it was our agents listing.  We have seen way out of our price range, (I'm not sure why), we have seen houses that were trashed, and called "fixer-uppers", because we said we wouldn't mind a little work.  Now, we are more aggressive in our approach, and let the agent know EXACTLY what we want to see.

Marantino- Listening is one I am very good at.  I like to hear the real story before I even go show a home.  Many times I can narrow down to where we can look at as few as the top 3 that meet a buyers needs and all are ones that would be on  the wish list.  I like to have a list of gotta haves, if it is on the list we don't even waste time looking at property that doesn't have it.  be good  cheryl
