1. Hardship Letter, explaining your situation and why you want to do this Short-Sale
2. Financial Disclosure
3. Last 2 months recent pay stubs.
4. Copies of most recent 2 months of personal Checking and Savings Accounts.
5. Copy of signed last 2 years personal tax returns.
6. Letter of authorization with your loan information and social security # and signature, this letter is faxed to the lending institution to get authorizaion to speak with the realtor in behalf of the borrower.
MAKE SURE WHEN YOU FAX THE PAPERS TO THE BANK THAT YOU HAVE THE LOAN NUMBER IN THE BOTTOM OF THE PAGES AND ADDRESS OF THE PROPERTY IN EVERY SINGLE PAGE, AND DON'T FORGET TO SEND THE HUD STATEMENT.
WHEN YOU SENT THE WHOLE PACKAGE WITH THE OFFER, MAKE SURE THAT YOU HAVE ALL THE DOCUMENTS, AND SENT THEM ALL AT ONCE.
MAKE SURE YOU TELL YOUR CLIENT TO BE PACIENT AND DO THE SAME WHEN YOU GET AN OFFER, USUALLY AGENTS DON'T WANT TO WAIT TOO LONG BUT THIS IS THE PROCESS FOR SHORT SALES
