I like open houses!

As a prospecting tool, OH are one of the most productive for my time. I really believe that everyone who comes to an OH is on the buying or selling spectrum. They may be 10 months away, or twoOpen house sign days, but they are wanting a change. (I just heard a 'yeah but some people are just lookie-loos' - there are serial lookers. They're still prospects, the just have a longer timeline.)

The other thing I like is that if no one comes, it's always a great opportunity to do other work. I've got my computer with me so if I'm not doing a quick look up for the OH visitor, I can be blogging, reading blogs, or some other office productive time. Much better than other prospecting where you're not able to do anything but that activity.

Was it my lack of follow up?

Today, a woman and her husband walked in to the open house I was hosting and she looked familiar. After a few moments I realized that it was because she had come to another open house I had hosted in the area just a few weeks before. First time buyer, new to the area...yep. She mentioned she was working with one of the agents in my office. "Hmm", I thought. Did I forget to follow up with her?

It's happened before

Earlier this year, another couple came by. I did follow up a couple of weeks later (I was busy...) and just about fell out of my chair when they said they had found a house and made an offer! Dang! There but for a phone call could have been my new clients!

I have 3 new contacts from this weekend. You bet they're going to hear from me soon. Just as soon as I finish blogging....

It's easy to let it slide, and a hard lesson to learn that the "make the effort" just to keep in touch is worth the time it takes.  I try to always get phone and email.  I call 1 time a week and email almost every day.  Even if it's just to say, nothing new in your price range came on the market today, but I'll keep looking.

I think we have all made that mistake and will probably do it again. I have had the same thing happen and it is worse when you are the listing agent on a home they end up buying.
