I don't understand why people don't get it. When market conditions are bleak, you must jump start it like you would a car. There are dozens of buyers trolling for opportunities, looking for the best deal. Price your home below market value and you will prove it to yourself. Let me illustrate, a property came on the market in our area. It was originally priced at $1,000,000, a price that was ludicrous in the best market. The price was just reduced to $649,000, well below the true market value. Within 3 days there was a bidding war for the home and it sold above the asking price.

A buyer must feel that they are getting a value or they won't step up. We just sold 2 townhomes that were priced below market. Price sells homes. All the marketing in the world will not sell an unsaleable property.
