Getting started in your Real Estate Career

"Walt, What does it take to get into real estate?"
The first thing a person needs is the desire to succeed. You've heard that nothing good comes easy - the same is true for a real estate career. However there are those that can make it easier.
Having said that, and knowing you already have it, let's move on:
Find a good school with good instructors. There are three basic forms to choose from: On Line, Extended and Accelerated.
The on line class is valuable for those trying to get through the required class at odd time intervals. The biggest drawback I see is the lack of face to face interaction.
The computer doesn't see the blank look or the frown on the student's face: it assumes understanding with each correct mouse click.
The Extended class is one that meets for a few hours, once or twice a week until the 60 manditory hours are completed. This works for those whose schedule only allows for this option. One of the biggest problems students seem to run into with this approach is retention. How much of it will they remember from those earlier sessions? Over time, the average person will forget 70% to 90% of what they are told. Reading and note taking reduce this falloff, but the gremlin in this is TIME.
The third option is the Accelerated Class. This is a straight through, 60 hour drive for a week and then into the state exam. Although the program teaches you about real estate law and procedures, it also must hone you to your sharpest when you take the State exams. This is the option we prefer and the only one we teach. The State first time pass rate is a little over 60%. This program helps our students to average over 80%. Frankly, we like those numbers!
Next, pass the State Exams. Armed with this, a world of opportunities open up to you: Residental Real Estate, Commercial Real Estate, Timeshare Sales, Property Management to name a few.
