Before homeowners decide to sell their home themselves, first they should itemize all tasks that they will need to complete for a successful sale, and second measure the monetary results of their time spent and out-of-pocket expenses.  Following is a list some of items a homeowner should consider prior to making a decision to sell their home themselves:

1. Need to educate yourself about real estate industry.

2. Determine the type of market and the techniques to be used to sell in the market.

3. Marketing the home cost money.  Good marketing takes into consideration local markets, national and  international markets.  Reason for this is: you do not know where your buyer will come from.

4. Most likely, as homeowner, will need to negotiate with a buyer's real estate agent, therefore, you will probably be required to pay commission which will reduce your profit margin.

Over the years, most homeowners have found out the hard way, they were either unable to sell their home themselves or never realized the savings they first though was feasible.
