Hi Judy,  The "after" photos are such a dramatic improvement!  I'm glad you were able to get the "before" shots, especially to show the homeowner how all their hard work has paid off.  Great job!

Diana - I'm glad I have before shots as well, but even happier to have some after since I seem to always miss one or the other!

Wendy - I think each of the sellers (they're different houses) would agree... especially since they all sold quickly!

Judy -- thanks for the post!  I agree a preliminary consultation should be fundamental before a house it put on the market. Homeowners can hire a Professional Stager directly, or Realtors can include the staging consultation as part of the overall marketing plan for the home. (I also include the option of a follow-up appointment on the day that the MLS photographs are to be taken, to assist in staging the pictures if needed.) Sometimes it's hard to see our own homes as a product to market, and it helps to have a second pair of eyes (as well as a diplomatic coach) to give recommendations for preparinging the home for sale. It's one of the parts of my staging business that I love the most!  Leslie

I don't know if you do this, but one of the things I do to really help sellers see their rooms through the eyes of a buyer is to take the before photos while I'm there.  I write a comprehensive written set of instructions for each room and then attach the photos next to the instructions for that room. The photos seem to put the room and it's clutter or crowded feeling into focus very effectively.

Speaking of focus, I love your first set of photos. in the before, everything is just spread out with no sense of focus at all. The after photo is terrific! Great job!

Great transformation Judy and you are so right - a home staging consultation with a professional home stager gives you a lot of bang for your buck.  If followed sellers can get the same results as if we did it for them - and for cost conscious consumers, this is a perfect option.

I like the term "walk and talk"  it is exactly that.  We didn't quite know what to call them but what you came up with is quite catchy. Nice pics by the way!

Leslie - I do love the consultations too!  And I'm finding more and more agents are using it as part of their listing package... very smart!

Pangaea - I use to do that but have found that my Walk & Talk consultation to be so successful that I can't even remember the last time I did a written consultation!  I prefer the walk through type and sometimes will even stage a room while I'm there depending on the property.  

Karen - You're so right... seller's can get great results... especially when they follow all of our directions!

Robyn - Pictures are worth a thousand words!

Lisa - I have to give credit for the term to Karen Reynolds here on AR.  I saw she called them that and thought it was perfect so I asked her if she would mind if I used the term and she said yes!  BTW,  I like your business name... when I first started staging back in 2004 in San Diego my business name was SpaceLift!  I had a partner back then...she's still staging a little.
