Another lender that I cannot stand during short sale negotiation is Countrywide.  I have another shortsale listing and this time it's with Countrywide as the first and EMC as the second.  Both Countrywide and EMC has the short sale package since April of 2008.  On August 2008, I received an approval from Countrywide but it never included how much is going to the second.  On the contrary, Countrywide knows about the second because it shows on the original HUD that I've submitted that there is a second lien.  I called Countrywide again and told them that the approval that they gave is wrong.  It took Countrywide another three months to give an approval, this time including the second lien.  Now, that I have the correct approval from Countrywide and EMC... I have lost the buyer.  The buyer no longer wishes to buy the property!  No wonder why Countrywide is in a lot of law suit.  Countrywide's short sale strategy needs to be change.

I think Countrywide has lost their way or they have a lot of people that don't care ,especially the attorneys that are supposedly working for them. They have a property that has been foreclosed on for several months and it has not been transferred into their name ,it hasn't gone to sheriff sale and I have called every one I can but they refuse to talk to me . I had a buyer that would pay off the mortgage to get the property & the mortgage is about $25,000 more than market value, I left this message on the attorneys ans machine and also that it is going to freeze here at anytime and if pipes freeze the house will be made worthless. he has never returned my call & there is a message when you call in that he will not return calls from anyone outside the organization.IS IT ANY WONDER THESE COMPANIES ARE IN TROUBLE WHEN THEY HAVE PEOPLE LIKE THIS DOING THEIR BUSINESS???

Thanks for sharing that Ralph... now, I have a complete better picture of how Countrywide works!  I guess, if my short sale didn't work out... it might take Countrywide forever to turn over the deed to them and maybe (if my seller's lucky) he'll get to stay in his home for another year for free... hahaha
