Another new broker/member to AR checking in for the first time. It's ironic that I was in technical support and or field engineering for nearly 20 years and yet I was still too intimidated to BLOG! I believe that I have a lot to contribute to AR and have been impressed by the flow of information that I have seen in the various group positngs. If anyone out there would like to share their thoughts on the following three subjects then let's get this party started: Self-Directed IRA Investments in Real Estate, Cash Back after Close (client rebates) and finally Loan Modifications.

Jim, the silicon valley market is very diverse at this point with Short Sales and REOs as high as 82% in some areas (for current inventory) and less than 10% in others. We're very school district driven in the South Bay near San Jose. Although location is still king, the California API scores for schools seem to keep certain areas nearly immune from the economic downturn. I've just begun doing BPOs the past couple of months and our mortgage company will be doing loan modifications starting in December...... a sign of times! I spent 7 years in Hawaii and bought my first piece of real estate on Oahu back in 1988. Aloha, Roger
