REO Suprise Are times changing?

Recently I was a buyer representative and coached my buyer to write a pre approved borrower with full price offer with the seller paying the closing costs.  This house was a great deal at the list price and there were one or two other people interested in buying the property. 

The lender verbally countered back to everyone indicating to come back with their best offer!

My client deleted the closing costs and increased the bid by $5000 over the list price!

The listing agent and the lender countered one of the other offers and rejected my buyer.  The offer was accepted by the other buyer. So back to having prices over full price being accepted by sellers!
