I specialize in selling Gulf Front properties.  People are always asking me should they fix this or fix that because after all there are 20 other properties on the market that are just like theirs and they want to SELL.  FIX YOUR PRICE.  Condo properties are easier to price than most properties because everything in that building is basically just like the other.  When we have the type of market that is currently happening I see sellers being very emotional.  When the market is a sellers market the buyers are more emotional.  What this means is it is very difficult for sellers to realize that yes, Mr. & Mrs. Seller you have a very nice place but Mr. & Mrs. Buyer are looking for a great deal.  Mr. & Mrs. Buyer are 90% non emotional, don't have to buy, and don't care if they have to spend $1,000.00 to make your unit look exactly like the one that is priced $5,000.00 more.  YOU MUST BE THE LOWEST PRICE!!! To get the looker.  Hey someone may still decide to make the offer that they might have made on yours to the person that is priced $5,000.00 more and they may get it and they may pick that one over yours.  But you must do everything in your power to be the most appealing property.  When there are 20 other units that are basically just like yours execpt for paint and drapes do what you can to control the buyer.  What can you do????  FIX YOUR PRICE.....That is all that is in your power.  The market may continue to drop if it does you still must fix your price.

I agree.  Price is perhaps the single most important feature buyers consider when purchasing a home compared to other similar homes.  This is especially true in a condo since all the homes are basically similar in style and design.

Over priced property helps showcase and sell other realistically price property. And shelf life kicks in on over pricing a piece of real estate. People start to think, gee that place looks great but has been on the market a Loooong time, much be something wrong with it, haunted, something I can not see from the outside. It's over priced is the only thing wrong. One small detail! Good reminder post for all of us..especially sellers.
