In April of this year, I posted the details of a one-day sale of a home near Prescott, Az. My desire in telling this story was to suggest that a blue print for success is available even in these difficult times.
The story repeated itself just last week. The same team of experienced, savvy real estate professionals, an older buyer who had purchased the home in 1999 with the aid of these same realtors and me, your friendly home inspector. The home owner, now rather elderly, decides to sell and move in with his family. He contacts his agents. They meet, discuss the listing and review listings/sales in the neighborhood. A subsequent meeting results in agreement on a realisitic listing price and agreement for an immediate Pre-Sale home inspection to identify any potential physical roadblocks in the selling cycle.
The wise realtor recognizes a possible problem and diffuses it by discussing the potential (real but not great) of an immediate offer. Would that mean "Money left on the table" or would that mean we put together a package that was perfect for the existing market? In hindsight this was a very smart decision.
The listing agreement was signed and the home inspection was scheduled and performed. This was a 1970's vintage home, so some issues did exist. These items were discussed and decisions made regarding disposition. The listing went to MLS on Friday with the caveat "No showings until the following weekend" to allow the owner time to finalize preparations.
A smart potential buyer working with another realtor had been following this particular neighborhood looking for "the right home". (This buyer was preparing an offer on a short sale in an adjacent neighborhood.) When the listing was posted, it was noticed by this buyer and a drive-by was conducted. The "For Sale" sign and my "Inspected By" rider were sitting on the porch. Installation was scheduled for Monday.
To shorten the story, the buyer met the seller who called the listing agent. The buyers toured the house and reviewed the inspection report. An offer was written, reviewed and accepted. I was contracted to meet the buyers and review the home and report with the buyers and a 15 day escrow was completed. Oh yes, the buyer did raised the question of "Money on the Table". However, a quick review by the savvy agent of the quick sale potential discussion diffused his anxiety.
