A BPO or Broker Price Opinion is very similar to a CMA or Comparative Market Analysis which is something we do free of charge for homeowners. A BPO is an analysis of what the property, home or condo is worth in today’s market. Comparable properties that are both sold and active listings are used in the report. The properties also have to be as similar as possible to the subject property and the sold comps have to be with 90 days for an accurate BPO.
BPO’s when completed correctly can take some time to complete. Also we like to not only do a drive by on a drive by BPO but we also get out and look around to see as much of the property as possible to formulate an accurate BPO. We also like to take as many pictures to detail the condition of the property. Having access to the property to see the interior of the home or condo is very important for a more accurate BPO but not always possible. Interior BPO’s are the preferred method for accuracy.
