Kauai Real Estate Sales Statistics for October 2008

Single Family Home sales were up by 21% in October 2008 over what they were in October of 2007.  Vacant Land sales are also higher this last month than in the same month last year.  Condominium sales, however, are down.

Prices are falling on Kauai, but not to the extent that we see in the mainland markets.  Here on Kauai, the median price of a Single Family home has fallen 5.3% in the last year from $660,000 in 2007 to $625,000 in 2008.  Vacant Land median prices have fallen 14.75% from $610,000 to $520,000.  The median price for Condominiums has fallen 2.23% in the last year from $560,000 to $547,500.

We are seeing a rise in the number of visitors to Kauai this week, perhaps due to the Veterans Day holiday we will be celebrating this week.  If you are a Veteran, enjoy your special day with our thanks for your service!

It has been many years since I visited Kauai.  I was wondering about land. When talking about median price what is the aveage size of a parcel of land at those prices?

As with all median price stats... they give you someplace to start in watching the market, but somethimes they can be a tad misleading....as in the case of the median price of Kauai Vacant Land sales in October for $520,000. 

In the past 90 days on Kauai, here is how the Vacant Land sales break down by price ranges:

$100,000 to $199,000:  6 Sales  - 5,000 to 13,429 sq. ft. in size

$200,000 to $299,000:  4 Sales - 8,524 to 14,374 sq. ft. in size

$300,000 to $399,000:  8 Sales - 11,686 to 21,997 sq. ft. in size

$400,000 to $499,000:  1 Sale - 10,005 sq. ft

$500,000 to $599,000:  3 Sales - 13,482 sq. ft. to 5.65 acres in size

$600,000 to $699,000:  6 Sales - 8,647 to 16,208 sq. ft. in size

$700,000 to $799,000:  0 Sales

$800,000 to $899,000:  1 Sale - 17.83 acres

900,000 to $999,000:  0 Sales

$1,000,000 to $1,999.999:  3 Sales:  9,105 sq. ft to 17.83 acres

$2M to 3M:  1 Sale - 26.6 acres

There is a high premium here for parcel size and/or view.  You can search through all the Kauai Land listings on the MLS on our website:  http://www.KauaiHomesandMore.com

Nice blog. I just joined Active Rain last month. I'm just learning too. I wrote one blog and wondered why I didn't get much response until I noticed I didn't post it to the right group. Ah, Princeville is one of my favorite places in all of Hawaii. the golf course, the hotel are both fabulous.  I tired to get my wife to move there a couple of years ago but....

Someday I will be back.  Maybe I can look you up and use the trip as a business expense. Aloha!
