It's official my first sale is done!

Think back to your first sale... remember it? I'm sure you remember it well, I'm sure you made mistakes or maybe you might be saying I can't believe I did that back then. Well that's me now. I am excited that it actually closed!

That's the real deal right there isn't it? You can have offers and inspections and many meetings but until it actually closes it's not really official is it? Not to mention that oh so welcome commission cheque!

I had my share of ups and downs on my first deal (yes I know that will continue)and I thought this was going to be easy. Now don't get me wrong I know that Realtors work hard and the "JOB" is not easy but this one well let's just say that I have learned a few things.

I'm not going to go into the doom and gloom of the transaction but I am going to mention that communicating with your clients is the key factor. You must let them know exactly what just happened, what is happening and what is going to happen as well as how much time it will take for all those events to be completed and why they are necessary. 

Even when talking to clients that state they are season veterans of selling or buying - I know hard to believe that someone who states that they have purchase a vast number of homes could be surprised by something as important as a conditional date deadline.

Well it is my job to keep them informed of such things and even though they may be thinking to themselves - "Geeze Marty just get on with the deal" they must be kept informed so that later when that deal breaker comes up they are right on top of it and I come out smelling like a rose and they come out getting the deal they assumed was happening.

I know you are most likely thinking Marty, every sale is different and will continue to be different and with time I will be able to take charge of sticky situations as they are happening using that experience that I so desire I had right now. Well I can tell you that I will continue to effectively communicate to my clients even if they state they already know that.
