A total of 43 units.  1, 2 & 3 bedroom floorplans.  8 of those units will be affordable housing.  35 will be sold at market value.  11 units are currently available ranging from $645,000 to $1,045,000.  I am told the remaining units will be offered at Phase 2 of this project's release.  So, not all units are listed for sale at the moment.  The entire project consists of 3 separate buildings; A, B and C.  A & B buildings will both have superior views out to the east; Continental Divide & Lake Dillon views.  Building C will be somewhat eclipsed by the B Building.    By the way, building A will have some light retail shops on the ground level.  My understanding is that the project is scheduled for completion early summer of 2009.  I can tell you they are working feverously on the project and Building B will be close to being able to walk very soon. 

 

As far as pricing, the developer has determined this pricing now is indeed, pre-released pricing.  Honestly, as the market stands today, I would not expect them to raise prices significantly in the near future.  However, that is hard to determine.  The developer is offering an incentive for the next 3 properties placed under contract.  This incentive consists of an entire outdoor furniture and hot tub package with a value of approximately $20,000.   A contract requires 5% down in an earnest money deposit.
