When the phones are slow to ring and the news you give clients is not pretty, saying good morning is a concerted effort.
We are having to change the way we work and work we are.
We no longer say lets put it out there and see what happens. We tell our clients that the market has changed, we show them data, not cute pictures of houses we sold last year before the lending market changed, we no longer just show then our cute adds. We have to show with facts what is going on in our markets.
We are now educators. We must educate our buyers about the changes in the lending industry and we must educate our sellers about selling their home. I explained to a client that to sell there house at the price they want it could take not months but maybe a year or more. They do not have to sell. I have told clients that if they have to sell there is a price that it will sell for as there are buyers - that are being educated just I am educating them.
When a client called me yesterday and says, "You are so right about price and house. Two houses in my neighborhood sold last week. They were nice houses and the price was reasonable." The word reasonable is what I am trying to get across to buyers and sellers alike.
What are you doing to educate your buyers and your sellers that reasonable priced sells, we see the 500 days on market on the house that will not sell.
