    Just got off the phone with accountability partner of mine and he REEKS!!  If your having problems closing clients you need to look at your self in the mirror and figure out if your doing it for them or for yourself.  I've walked the road where people have dollar signs floating over their head and you will never make a dime from them.

     Stop, Breath, and find out what you can do for them. 

1.  Why---what is there motivation, you should be able to find out why they want to sell or buy.  If you don't know the whole picture you could be doing them a great disservice.  Remember for every 100 good deeds you do 1 bad one is all they remember.

2.  Eat first, then shop!  You've heard it before, tried it and know it works.  Think of the people we see these day's, when they find out your in Real Estate, they want to coddle you and pray for you.  We pretend that it's great and for some it is, but for most we could use a couple more deals.  you need to let these people know that its all about them, not you or us, but them.  Offer to help with anything you can, show them your there for them and then be there.

3.  Follow up, this is the number one killer of Agents I know.  If you tell someone your going to do something, do it!  If its a for sale by owner and you told them you'd stop by and you don't they will remember, they will tell their friends.  If you tell a past client you'll stop by and don't they won't answer the phone next time you call.  You have your integrity, its the only thing you can really control, keep it.

I think for us as realtors it comes down to two things accoutability and integrity - Most clients will give you feedback pretty quickly with both points -

Hey Brady,

WOW! Those words are GOLD! Be in for the client not yourself and FOLLOW UP!!! Walk the walk don't just talk the talk.  Words to live by but so many find they lose people in the cracks. I actually had a broker come up to me once and tell me the hardest thing for him was to follow up on all the leads he had!!!!!!!! I almost fell off my chair. But then I experienced a little bit of that too...and I realized I better have a real good system in place if not then I was going to be TOAST!  Got to have a system and then follow up! Good solid advice. Thank you for sharing  your thoughts!

Marie, it's very hard to follow up on lead's, most people figure out how to get them, and lots of people get them and never realize it.  Even a very faint lead can turn into something fruitfull if you follow up on it.  Brady
