I've had the most fun during the past few weeks.
I've been negotiating a short sale.
No, really. In my book it's been a blast. The give and take. The psychology. The schmooze. It's been a lot of fun.
I know that many (most?) agents really don't like short sales. They take too long, they're too hard to do, the bank's representative is just stupid. That has not been my experience.
Sure, they're more work, but heck, the lender is going to write off a LOT of money. They have every right to fight for every penny they can get. They would not be honoring their responsibilities to the investors if they didn't.
I, on the other hand, am trying to get a negotiated settlement of a LOT of money for my client. I'm helping him get out from under a blessing that has become a curse. I have every right to fight for every penny I can get to put a fair deal together for the lender and get my client out from under. And so begins the fun.
Negotiating short sales isn't everyone's cup of tea and I understand that. For me, however, the response from my seller that we have an approval and we'll close in 2 weeks is about as rewarding as the rush of helping a first time home buyer. Some days are just good.
