In this example, I would like to demonstrate to Realtors and Homeowners the importance that colour and decluttering has when marketing a property on line to get onto "The Must See List" of buyers. In this room all I did was paint a neutral colour, use bedding in a less busy pattern, hang appropriate artwork and declutterd.

It's a well known fact that vibrant colours do not show well on listing photos. It is much more appealing to see a neutral backdrop in a room to allow the scale of the room to be highlighted.

The second important step in marketing the space in a room is to declutter. Excess furniture should be stored off the premises to allow the buyer to see how they could live in this room. Does it have enough space for their things? To accomplish this you must show as much floor space as you can. It also allowed the beautiful wood floors to be featured.

In this property in The Beaches in Toronto the final step is to make sure that patterns in fabrics do not distract from the focal point of the room. In Real Estate you are selling space and light. By using a lighter coloured bedding ensemble it created a more open feel to the room. Now buyers are able to see how they could move their belongings into this room.

Great example!  That's funny though, my daughter has the same colors in her room right now.  It looks like the big dresser was removed too. It looks a hundred times better.  Just wondering why you hung up the pictures so high up?

HI Emma, thank you for the compliments on my work. The pictures were hung up higher than usual as it is a 100 year old house with a hip roof line, which means it is very low. I tried to create some height by hanging them at eye level so that you were not looking down on them.

Hi Kym, I get goose bumps every time when the homeowner comes home and has tears in their eyes and gasps at how I have brought the beauty out in their home. They always say they wish they had met me when they first moved in. That way they could have enjoyed their home so much more. I make it look like they always thought it could look like.

HI Margaret, that's exactly the response I am looking for. Professional Staging's purpose is to get the property ready to be photographed for the MLS system. With over 77% of buyers checking the internet first to decide which properties will make it to their "must see list", you really have to make an impact. There is so much competition out there right now it makes your head spin.

Hi Patty, I  love doing girl's rooms. When a family goes through looking at a property, if the little girl says "mummy I want to live here" I know I probably have an offer coming in. Who can resist making their little girl happy? :)

Hi Cindy, the floors were gorgeous in this property. However, they were all but hidden before the Staging., Bright colours on the walls and vibrant patterns on the duvets distracted buyers from the features of the house.
