Mason County Buyers are coming from...

                 To date Mason County has had 1,222 total real estate sales. There were 1,152 sales to Washington State Buyers. Locals made up the largest percentage of buyers numbering 747 all from zip code 985xx (Mason County). Followed by 162 buyers from zip code 983xx (Jefferson County).  The third largest percentage of buyers came from King County, 980xx, a total of 90 buyers.

             Seattle area buyers from zip code 981xx accounted for 68 sales. There were 48 sales to buyers from Tacoma, 984xx and 18 buyers from 982xx, Snohomish County. The other19 sales were spread out through most of the State.

            Out of State buyers accounted for 70 of the total sales. The State of California produced 19 buyers, followed by Oregon with 12 buyers. Hawaii brought in 4 buyers. The remaining buyers were from all over the Country.

             Total dollar amount for Mason County Real Estate sales for October 16 through October 31, 2008 was $6,348,990 from 40 recorded sales.

            Area A (Shelton, Arcadia, Kamilche) posted 10 sales in the amount of $1,375,210. Area B (Hartstene Island, Agate) had 8 sales in the amount of $1,061,500.

In Area C (Ayers Point, Belfair, East Shore) produced 12 sales for $2,108,680 and Area D (Triton Head, Hoodsport, Union) recorded 10 sales in the amount of $1,803,600.

            Single Family resale's on less than 5 acres totaled 23 of the 40 sales. Only 1 new single family home sold for the two week period.

            There were 4 sales of Land with mobiles, 4 platted lots, 3 short plats and 4 unplatted parcels. One commercial property was reported as sold.

             Real Estate Sales Analysis for this two week period reports that the average sales price for a Single Family resale was $204,695 with the median price at $173,000. Lots sold had an average sold price of $29,875 and median price of $33,750.

            There were 146 Loans and Mortgages taken out during this two week period in the amount of $23,404,838. The average Conventional 30 year Real Estate Loan was 6.29% and the average rate for the Adjusted Rate Loans was 6.19%.
