Single Family Homes Sold
The number of single family homes sold in Nashua, NH during the month of October decreased from 40 sold (2007)to 37 homes sold in 2008.
The average selling price increased from $284,844 (2007) to $298,379 in 2008.
The average DOM (Days on Market) was comparable with 106 days to 103 in 2007.
Condominiums Sold
The number of condos sold in Nashua, NH during the month of October increased dramatically from 24 sold (2007) to 44 units sold in 2008.
The average selling price remained constant in the $209,000 range, however the average DOM (Days on Market) increased sharply from 79 days to 129 days in 2008. This statistic indicates the number of short sales and foreclosures that are selling which take much longer to close due to the approval process by the lender.
Overall, the market reflects an improvement in the number of properties that are selling and the values have stabilized and if trends continue the market may indicatethat we saw the bottom this summer.
