Home inspections are normally completed with 10 days after the signing of contract to purchase the property.  This type of inspection is a general inspection, its purpose is to inform the buyer of existing problems and identify other potential problems that may exist on the property, but cannot always identify the severity of all property problems.  The buyer and buyer's agent should review the inspection report immediately after the inspection.  The buyer's agent should provide a copy of this inspection report to the listing agent.  At this time, the buyer's agent should educate the buyer how the inspection repair process works and what are the normal expectations.  Normally the buyer wants to address those areas of greatest severity.  Usually, these are problems that exist with the roof, air conditioner, heating and plumbing    Recommend, as a buyer you do not request repairs of all identified items on the inspection report, but request repairs on the most important items.  As a buyer, when buying a resale home they are buying a property with some problems, therefore, they need to accept that fact.  If buying a new home, and the buyer has a third party inspector, recommend get all problems fixed that were identified on the inspection report.     .

good post!  I think all homes including new construction and condos should be inspected!  Inspectors have found amazing things!
