Frank, I think you are on to something. Sometimes all is needed is a fresh approach and the original Lister can get a referral fee out of it. Good luck with it!

This is a great idea....however in many cases I've seen selller who are not even talking to their agent by the end of the listing agreement..because they blame the agent for the home not selling, even though it's the market, and the agent has done everything they can.....someone has got to get the blame...but I think that is a brilliant idea...

Marty, Michael & Konnie.  Thanks... It does work.  We generate several second and third listings on each campaign.  This is a perfect time to farm expired and expiring agents.

Yes the seller needs to consent and yes they'll entertain a fresh new look.  The most important thing here is the listing agent alerts you in advance, you can then preview the home under the old listing to qualify it... Oh by the way, your first contact (leave your card).

Then you have the window of opportunity to get the autograph.  Either via the agent headsup or referral.  Either way the agent should be granted the referral.  It's the right thing to do

Yes 26% is unusual.  My wife tells me I'm a bit unusual as well :)

Thank you.  Yes out of the box thinking works.  We do several of these per quarter.  This is prime time to do this.  So many homes are going off the market during the holidays.  Now agents can simply give me a heads up in the area and still earn a commission without their sellers even knowing.

Pretty cool win win scenario for everybody :)

We do this once each quarter and generate several referrals and listings from this.  My favorite one was one referral that translated into 8 units via relatives of that referral.  :)  Best wishes re: MG office.
