funcoast realty logoThis is a property that I really like. There are valid reasons for that, but this is for another blog. We actively sell in this property. Last year all sales there were ours. Nobody sold anything there besides us (but some of the sales were not our listings). We sold a few this year as well.

A few days ago I have received the e-mail from one of my clients, who bought a unit there with our help in spring this year. He forwarded me the e-mail from the management company. I started reading and that was a shock.

The ting is that the rental management company is not a stranger in Oceanside Inn. They own the first floor. But that's not all. They have dual role there, being the rental management company and the manager for the Association.

I considered them owning the first floor to be a definite plus. They have vested interest, it is not that they will ever just walk away, which happens.

Anyway, the e-mail told a story of a war, which ended with the Association firing the management company as their Association manager and hiring another company.

Shouldn't be such a big deal, but remember, the management company has a stake, and they want to make sure that things are done right on the property. The association is not happy that they are demanding, and fired them. But they still own the first floor, and they still want to make sure their investment is best protected, and they feel that the Association is not doing it the proper way.

To show, that the management company is serious, they threatened to close the doors and cease operations as of April 1, right after they will have two best rental months in Daytona.

Because they own the first floor, they will not allow anyone to run Front Desk operations on the first floor. This effectively will shut down all and any rentals. i just do not know what to say.

I will be watching this closely and report to my readers. Such a terrific resort. Such a phenomenal potential. Such a bitter war.

That's crazy, Jon. You know, associations are a weird sort. Management in those associations seem to often be at war with each other. I'm not certain whether it's a control issue and they are all control freaks or what the problem is. I've had friends accept positions as association presidents and quickly resign because they couldn't stand the constant bickering, ego maniacs and in-fighting. Maybe the environment simply encourages that kind of discontent, I don't know.

Elizabeth it easily could be all of the above. The board is elected usually for one year, and I am not sure about Oceanside Inn, but I know in some properties the election is right after the old board votes for the budget.

So, people come for one year, and they HAVE to follow the budget, which they did not vote for.

Also, often times people come not with constructive ideas of preserving and enhancing, but with the negative ideas. They come because they hate something, and this could be a personal issue (want this guy out) or anything.

The problem with associations and the boards is that we tend to think that we coudl do better. When they get there, it is all more complicated, and they lose focus.

I also know cases when very decent people get elected to the board, and then they are swamped by all the negativity. By the time they get out, they have the sour taste and do not want to get involved in anything.
