Zillow. If you can't beat 'em, join 'em!

So, I had a little brainstorm yesterday. After reading about the recent additions to Zillow, giving the opportunity to have a Q&A on individual properties, I thought why I can't I do this on my own blog, http://www.brokerbryant.com Why not change one of my tabs to "Listings Q&A" or something like that and then write individual posts for each of my listings incorporating RealEstateShows.com technology and prompting my Sellers to communicate with me through the comments section of the post. We could also use it for showing feedback from the Buyer and their agent.

Of course, unlike Zillow, I would have the power to delete comments if inappropriate. My site has a search engine so if someone called in on one of my listings I could just send them to my site and have them search with the address. It could even be set up password protected so communications between me and my sellers would be confidential unless we chose to make them public. If the Sellers painted or did some repairs or improvements to the property while listed we could put those in public comments along with positive showing feedback. What if a post looked something like this:

 This property is Range Priced. The Seller will consider offers between $195,000 and $205,000 with $205,000 being a full price offer. This listing includes lot 1 (house) and lot 16 (rear yard) Approximately 1/2 acre fenced and landscaped. Well and barn. Country living in Poinciana! 1/2 acre(mol) lot beautifully landscaped with Oak and fruit trees. Fenced and has a 10 ft privacy hedge. Barn and covered patio area. Termite bond, family room and office plus a bonus room behind the garage. Hurricane shutters in the rear, security lock windows, ceiling fans. House and yard sits on 2 parcels with separate tax bills. Irrigation system is on a 100 ft deep well, St Augustine grass, oak trees, fruit trees, extra wide drive way. Big red barn has work shop with electric and several storage areas built in. If you want room to roam and a large private lot then this is the house for you. Act today!!


So, what do you think? Am I on to something here? Pros and cons?

Great idea BB. Very creative. But thats just you. I hope you'll give us some feedback on the results.

Let me ask, would a single, frequently changing post be better for seo on the page than a new post for each listing? I'm not seo guru, but I don't see a new post for each listing getting any decent traffic before the property sells?

Am I off base here?

Hi CaliGal, I was hoping you would chime in. You commenting on my posts was part of the inspiration for this idea. It really does make sense and I think it would be a great benefit to the sellers and, the buyers, I think, would love being able to see how we are justifying our pricing. Maybe it would help prevent some of the lowballing:)

Dan, It's really easy to do. Just hyperlinks and the ability to put in photos. I have a RSSpeices.com custom site. They're gerat and affordable.

Keith, I'm not sure. The first thing I would think is I have way too many listings to do them all on one post. Plus it's a blog site. I want each post to have a separate comment thread. BTW I know nothing about SEO, I just write. My web sites are already ranked number 1 for just about any applicable Poinciana search.

Hey BB,

Just imagine this.....a place where a buyer can go and get all the information they need to make an informed decision on buying a house...and a place where a seller can learn about the pricing in their area. Wow! I think I just described heaven!!

As a seller, I want to know that my home is priced right for the market, I want to know what is selling and for how much. I want to know how many homes have sold in the last 30 days...all the things that will help me in accepting or declining an offer on my home.

As a buyer, I want to know the same information.... So if we can have a place to gives us all that information, I am all for it!!!!

PS - Did someone look at my house yesterday??

Bryant - I like the Price Analysis and Comments sections on your listing pages. It shows a depth of understanding of your market and makes it easy for browsers to become buyers by inviting conversation. In that respect you are way ahead of Zillow.

So the question for me becomes 'is your site generating enough traffic?' Given the quality of your blog and the SEO from the AR Team, I would say that's a YES. Sure, Zillow claims traffic in the millions, but real estate is still local, and all that matters in this case is that buyers and sellers in Poinciana are finding Broker Bryant. And once they find you, you're delivering relevant and innovative content to keep them coming back and convert them to clients.

John, I have not implemented this yet on my blogsite. My blogsite is still in the birthing stages but will be running in full force over the next few weeks.

CaliGal, I think my associate Veronica showed the house yesterday. She was out showing homes and had yours on her list as a standby if needed. They were looking for a little bigger yard but I thought since yours had the vinyl fencing it may work. Buyer has 2 big dogs. Great to get feedback directly from a Seller on this idea. I will be sending it over to my web master to see what we need to do to make it workable on my site. I think all the tools are there already just need to be tweaked a little. 

Christina, Real Estate is my life. It's what I do. I LOVE it! Ideas like this come to me usually when I am taking down time and sitting on the balcony overlooking the lake just thinking. Silence is very important. We are bombarded with so much information during the course of the day it's important to take an hour or so everyday and give your brain time to sort through it. At least it works for me.

BB - Great idea for your site-I can't wait to log onto AR every day to read your posts----Amazing - I sometimes don't know where to focus. I'm overloaded with ideas from everyone.  Sorry - I have to ask-RE: Range pricing - never saw it in our market until the other day and I'm just not getting it.  Listing states "Sellers will entertain offers in the range of $898,876 and $789,000" The list price is the higher price.  When I asked - Agent stated that house will probably sell in the high 7's but doesn't want the buyers in the 800 range to not see it????  I understand your range reasoning but I'm not getting this.

Hi Judy, Not quite sure why they would RP a property in reverse. To me that would just create an overpriced listing.
