I frequently get comments from other agents or home industry professionals telling me they strongly disagree with the statements I have made. Let me qualify everything I say in this blog as pertaining to my market area of Fayette and Coweta Counties. I do not claim great knowledge about what goes on in Paducah, Kentucky.
I acknowledge that synthetic stucco may not be particularly unpopular in another part of the country, such as Pensacola, Florida. However in Peachtree City, Georgia, a synthethic stucco home typically takes about 4 times the normal length of time to sell. And when it does sell, the sales price is about 10% less than a real stucco home. In my mind, that makes synthetic stucco an unpopular choice here and should be avoided unless you want to experience these difficulties when remarketing your home.
I acknowledge that List A Home For Less Commission somewhere in Florida may have full service listing agents that will work dirt cheap, but in my market area (Fayette/Coweta, Georgia) you get what you pay for. Over the long haul, I earn about $100 an hour working with buyers and sellers. I see there is a company in Florida that promises full service listings for about $600 total. On average, I put in an estimated 100 hours of work on a typical listing, typically earning a listing side commission of about $10,000, again $100 per hour on average. If a low-cost full service agent provides those same 100 hours of service for $600, he/she is working for $6.00 per hour. Either that agent does not really give the seller 100 hours of service or thinks his/her time is worth just $6.00. Bud, you can't kid a kidder.
