Thoughts on Relocation Packages

For those of you who might work with people who are relocating, I have posted my thoughts, based on personal and professional experience, on my Relocation A to Z blog.

Relocation can get very complex, and if you have not been involved before this may be helpful to you so you understand the client better.This especially true if you get a referral who is using a Relocation firm - they often have restrictions and you don't want to get burned by helping your client find a home only to later find out there is a HUGE referral fee you weren't aware of, or that the firm REQUIRES the client to use a particular brokerage.

It also is helpful, as a REALTOR(R), to understand all the issues your relocating client is trying to deal with (I will share my thoughts on how to best work with relocating clients in the near future).

Another option is to use a 3rd party relocation leads company. Of course, check out the company's bona fides: BBB, references to Realtors, their website, longevity, etc. Some charge per lead, others provide a specified minimum number of leads for a specified period (such as 6 months). With several such firms, there is NO commission sharing: your cost for the leads is all you pay the company.

These leads are best used as a complement -- another "spoke in the wheel" -- rather than a stand alone source of business. You have the opportunity to initially develop an "arms length" relationship with the prospect and pre-empt their even considering doing business with anyone else. If you're good at forging relationships and presenting a welcoming attitude, this business can be readily captured.

Many, perhaps 20%, of the leads in such programs are, frankly, garbage. Perhaps 20% are "golden," offering real opportunities for sales. And perhaps 60% range in quality widely. Some might be valid leads, but relocating 2 years from the initial contact date. Others are short-term renters who might buy in 6 to 9 months.

Careful scrutiny of exactly what you're being offered is vital. Ask precisely what minimum information is required to contractually qualify as a "lead". Ask what procedure to follow if you get a supposed lead that is indeed not at all. Ask questions, retain a healthy skepticism, AND be prepared to try the program out if you get past all the evaluative hurdles.
