  • Tip #10 – Find Out How You REALLY Spend Your Time

This exercise will show you what you are wasting time on, what important activities you should actually be doing more of, what you should be outsourcing, etc...  It's a very informative tool, which if you have the patience, I recommend doing it for a whole week, but even these short 48 hours will shed a lot of insight into your daily activities.

  1. Schedule out your next two days with everything that you should do, appointments, commuting, eating, etc...  (if you would like the form that I have created for this purpose to make things easier, simply email me and I will gladly send it to you within 24 hours.)
  2. Once you have that done take another copy of the same form, and keep it with you for the next two days - record everything!  Be detailed in your work activities...don't just say "work"...say "listing management", "listing presentation", "showing property", etc...
  3. After the two days are done...walk away for a day.
  4. Now that you have been away from the project for a bit, things will seem more clear to you.  How different is your "scheduled 24 hours" from your "actual 48 hours"?  This will better assist you in future calendaring activities.
  5. Now look at your "actual 48 hours" - what are you spending the bulk of your time doing?  Is it the administrative tasks such as listing maintenance, advertising management, website maintenance, client correspondence, marketing, etc...?  Or are you spending the bulk of your time interfacing with clients, whether showing property, listing presentations, networking, etc - activities that actually produce income?  Are you just wasting way too much time?  Are you not spending nearly enough time with family and friends?
  6. Now it's time for making changes.  Keep doing what works for you...in other words, you should be focusing on the activities that generate income.  All the administrative stuff, repetitive stuff, listing management, website maintenance, contact campaigns, etc... if you have any way of doing this, I really suggest hiring either an inhouse assistant (if you have more than 30 Active listings at any given time then chances are you might come out better with an inhouse assistant rather than a Real Estate Virtual Assistant - but it is strictly your preference of course) or a Real Estate VA.  As the saying goes, do what you do best and outsource the rest!) Now kick the time wasting activities...sitting in front of the tv for hours on end, staring at the Internet without purpose, etc...these things aren't helping your business at all!  Either take that time and spend it with your family or get out there and connect with potential clients.

You have to know how you're spending your time to make improvements to how you spend your time - do this exercise and then evaluate yourself honestly.  You'll be glad you did!

As always, if you don't have a Real Estate Virtual Assistant, feel free to contact me through the links at the right...or you can visit the Virtual Assistance Chamber of Commerce and look for a Real Estate VA there.

  • Tipsy #10 – K&C Iced Tea
We spent the weekend down in San Diego, in and around Seaport Village, recently and ate a couple of time at The Fish Market.  They make a drink called O.B. Tea, which is taken from a Long Island Iced Tea and modified.  We asked them what was in it, and they told us the ingredients, but of course they won't give out the exact recipe. (I don't blame them, they're wonderful!  Everything that we had at this place was so delicious!!!)  Anyway, with the list of ingredients in hand, my best friend and I tried to recreate it...we think this is extremely close!!! (and since we had to do all the research, we named it after ourselves! LOL)
    • 1 Part Vodka
    • 1 Part 151 Rum
    • 1 Part Triple Sec
    • 1 Part Gin
    • 1 Part Rum
    • 1 1/2 Parts Sweet & Sour Mix
    • 1 Splash Cranberry Juice
    • Orange Slices for Garnish

Take a shaker filled with ice and add everything except the 151 Rum and orange slice.  Shake and pour into a tall glass filled with ice. Now float the 151 on top and garnish with the orange.  Enjoy!!!  (It goes without saying to not even think about leaving the party after you've had one of these - turn in your keys and get a ride with a friend or call a cab!!!)

Hi Christine,

Great post and you must have more patience than me with the MAC.  LOL! I have had one since January 2008 and cannot wrap my head around it.  Maybe I should buy you some virtual coffee one morning so we can chat about MAC!  :D

Keep up the great work!

Kim

PS - Great photo!

Kim - Hello!  We haven't gotten to chat in forever, so virtual coffee sounds great!  I figured out that most of my problems so far were caused by using the Safari browser, so I downloaded Firefox (which I used to use on my PC), and I am much happier now :-)  Take care and let's chat soon!

That drink looks deadly!  Did you really drink it and how bad was the headache?

Jean - LOL, yes, I really drank it...well, 2 actually...over about 3 hours.  I had water in between, and I think as long as you don't use cheap liquor, you shouldn't be too apt to get a headache!  It was actually quite refreshing ;-)  Sipping them sitting outside on the deck, right on the ocean, perfect weather...it was a really nice way to spend the afternoon with friends.  Thanks for commenting!

Do you have any specialty Holiday drinks?  That would be good for this time of year.
