According to the Roanoke Valley Multiple Listing Service, effective today November 18, 2008, we currently have 452 Waterfront lots for sale here at beautiful Smith Mountain Lake Virginia. Beware, however, some lots that currently have no water are still considered waterfront because the property line is at the lakes 800' contour. Also, AEP requires 100' of waterfront in most cases to erect a boat dock on the property. (they do make exceptions in some cases but the process may be long and sometimes frutstrating.)

I have put a link below to all 452 properties that you can open up to 12/17/08. If you would rather not weed through all these listings, please just send me an email to edna@smithmtnlakeproperties.com with your preferences and I would be more than happy to provide a customized search to you.

Thanks for enlightening me on the whole waterfront definition. Just the other day I was looking at a property that was listed as both waterfront and water access. Turns out the house had a small stocked pond (or tank as we call them back in Texas) on the property. The property was close to a river I was searching around, so that's why the property came up. I'm glad I know the true definition of waterfront for the Smith Mountain Lake area. My husband and I vacation there all the time. We usually rent, but we're looking to buy. I'll be sure to keep this in mind when I'm searching--that's why everyone should post good and truthful pictures (a little embellishing is fine--we are sales people) when advertising properties.
