Wow! I have listed a condo for $65,000 that is in great shape and I have had it listed for 3 months.

It is on over 30 websites as well as MLS with a great sign that has a number for a 24/7 recorded message. I have sent postcards to target aparments and done cold calling in the neighborhood to invite neighbors to bring a friend to an open house. I have used e-marketing to invite consumers and agents to my open houses and to alert them to the price reduction.  I also have a video tour along with 15 photos on most websites.  In addition, I have it featured on my personal website, with marketing materials directing people to that site.

I sell for a well-known company with a highly recognized sign. I really thought that this would be a slam dunk, but I am getting no showings. Your post has encouraged me to get out there and try again. This place should have sold long ago.

Can you tell me the 50 web sites you put in? I have a listing which is like Dawn..Dropped price, virtural tour, open house, broker tour..e-marketing. I have a few showing here and there but just not enough to bring any offer.

Drinking Your own Bathwater again?

Sandy,

Have you taken to drinking your own bathwater again to get so full of yourself?

I looked the listing up in MLS, so I am gonna call BS on this one.

Price Reduction sold this home, not the BS you stated.

Your pictures were no more impressive than the other agent's and in fact you posted 22 and she had 24.  You did not even bother to remove the other agent's sign as it was in your photos of the property.

There was no Virtual Tour posted as you stated in your post.

The fact is, you sold the house because you listed it at $125K, while most homes in that area are selling for $135K - $150K.

Good for you, Job well done, but please save us the "I am superman" speeches...

Drinking your bathwater again:

I love the Agents who have so much courage as to at least leave their name with a post. You my friend, may want to review your facts.

1. I have the maximum number of pictures allowed on the MLS and over 40 photos on our website

2. The virtual tour was on youtube and the local MLS had a problem with the youtube link so it was removed.

3. I listed the home at market value and it sold at such- you may want to try doing a CMA (you might of heard of one) before claiming that the value is between 135-150. I priced this home at full market value and got it in 48 hours.

4. This was not a superman speech, just a testament to the fact that correctly priced home that are advertised correctly still sell in this market.

Agents, please have to courtesy to check your facts before you claim inaccurate information and the courage to state your name. Happy selling!

Thanks for the posts!

I have included a link to a flyer that has some of the over 50 sites we advertise on (I think the list outlines about 25 of the sites). As you can see from the partial list, some of the sites you have heard of and some of them are newer sites. Most of the sites are through Number1Expert and the others are through a seperate service we use called VLSHomes. VLSHomes uses some of these same sites plus another 20 (approximate). 

One of the key sites (also free) is craigslist.org. We upload all of our listings to craigslist.org 2 times per week. This is one that is free and easy for any Agent to add to their advertising sites.

This tough market demands maximum exposure and a correctly priced home. When it comes to getting an offer, it all comes down to exposure and pricing. If you are not priced correctly, the home could be on every site on the web and have no offers- you would essentially be shouting to the world that you have an overpriced home for sale. I should note that extremely few homes in our area sell within 2 days- even when priced and marketed correctly so keep your chin up!

 I've do Most of what Sandy advertises and to be honest sometimes the homes don't sell for whatever reason. Perhaps it's a condo that the complex isn't FHA approved or it could be a house surrounded by foreclosures and short sales that it can't compete with...just those 2 reasons can make the difference in salable or not. Without mentioning if the seller can afford to give away the property.
