I like and use them and find it amazing that most agents do not. Why? Cost? Too much work? or is the average agent not tech smart enough? Looking for comments...
Our MLS actually lets you input your own virtual tours for FREE, although it is very basic. I think I am largely deterred by the price because there are just so many amazing sites out there where you can create your own virtual tour for FREE! Why pay somebody else?
I feel only a handful of listings benefit from virtual tours. Sometimes less is better. Leave something to the imagination that encourages buyers to come see the home in person.
More of a listing tool, I think.
Having said that, luxury market homes must have virtual tours!

If you use them on your listings and the next agent does not...isn't that an advantage for you? Seems like when a potential buyer or seller is surfing in your market that they may be more likely to contact you? I guess I'm trying to justify the costs again...

I discuss it with each potential listing client. Positives and negatives. I generally don't argue too much if they insist on a virtual tour. I think it is great how they are set up these days. Many can even be converted into their own listing websites. Very neat.
