Shortsale and Attorney Liens

   I was half way thru the SS process when low and behold  an Attorny Lien actually two from the same showed up. They were filed for a deficent on a business loan gone bad. The owner has no money and my buyers want his house. Long story short the first and second are almost ready to sign a written approval but of course the Atty will not release. So if some one has any ideas on how to deal with the Atty liens, please contact me other wise I guess the house will go in to TD sale. I have offered $1000 out of my commission but he laughed. I guess he will have fun trying to get blood out of a rock!!

This value will also be depreciated over time. Example would you consider if a twenty year old solid oak cabinette's
value even in good condition is equal in value to cabinets in the newer current color, or are they? Objective would be desirability.

Location is the basis for value. Like Homes within a one mile radius share values, and can be evaluated by sales per square foot within the last 3+ months. Pulses
