Depending on where you live, you can probably get a real estate license for $500 or so, and top agents can easily make six figures. New York:

* Be at least 18 years of age
* Completion of a 45-hour certified course (approximate cost of $285)
* Pass a state-issued real estate exam
* $50 licensing fee
* $15 exam fee
* Sponsorship by a New York State real estate broker

Washington:

* Be at least 18 years of age
* Complete a 60 hour certified course (approximate cost $400, soon to be revised to 90 hours)                       
* Pass a state issued real estate exam                                                                                                       * $135 licensing fee                                                                                                                         * $145 exam fee                                                                                                                                      * Sponsorship by a Washington State Real Estate Broker

Your success as a real estate agent depends largely on who you know, how aggressive you are and timing. Property markets have their peaks and their valleys, and your paycheck will likely reflect this. In addition, real estate agents are paid on commission and compensation will be based on the level of business you bring in.

Are you a born salesperson? Can you complete the big deal?

If you think that you were born for this position, then a real estate license is perhaps the fastest and most cost-effective avenue to an exciting and potentially lucrative career. If you prefer a steady paycheck, a different career choice is probably more suited for you.

Being a success in Real Estate is more than what most think. It is more than placing a sign in a yard or being a chauffer and door opening paper pusher. Many that enter the industry soon realize that surviving in the industry is a totally different story.

Six months, a year, maybe even 2 years can go by before a real estate agent can really begin to see the results of their hard work. Working their farm or sphere of influence, developing clientele and earning credible work experience takes time. This is more involved than face value might indicate.

A great real estate professional is worth their weight in gold. They are hard working. They are honest. They are loyal and they are knowledgeble. They even know when they don't know and know when to seek the advice of experts.

When selecting a Real Estate agent, be sure that you know who is working for you. They are going to assist you in the largest purchase or disposal in your immediate future. To this end, you should be certain that you are working with a dedicated  and seasoned professional!

As a final note, working as a part-time real estate agent is a great way to boost your income. Part-timers tend to complete transactions only when they come across an opportunity.
