How low can you go?

Ahh, the age old question... In Chastain Park, not much happens below $400k. In the last couple of years record low sales have been:

  • 2006 - $350,000
  • 2007 - $410,000

Thus far in 2008, the record low happens to be a foreclosure that sold for $345,000 with six offers the first day it hit the market.  That home has since been renovated and is now back on the market at $975,000.  The lowest "normal" sale has been $432,500.  This month a home came back on the market at $395,000 (76% of its asking price back in March) and it was snapped up in 4 days. 

Interestingly, there is one home currently available under $400k
