One of the more interesting (and repeated) debates/discussions/arguments at the Bloodhound Unchained conference had to do with property search registration... and whether to require it or not. 

In this and the next post I am going to explore and debate myself about the pros and cons of each side of this question. 

Registration requirements for search are a great idea...

Let's think about this for a minute.  THE single most valuable thing that we have as real estate agents is the IDX (or whatever method we use to allow MLS searches).  What consumers want is to be able to see listings.  They are willing to reveal themselves to us if that is what it takes for them to get access to the listings. 

I am absolutely willing to admit that many consumers will just leave instead of giving up their personal information... but some won't.  Let's say that 100 people hit your site looking for property.  If you require registration, 90% will probably bail... but you will have contact info for the other 10%.  If you don't require registration, 100% may stay... but you will have contact info for 0%.  When you look at it, 10% is way better than 0%.  So, even though it will alienate many potential buyers, it will result in actual leads. 

Some also call out a side benefit.  Those that are willing to jump through a couple of hoops and provide their private info are also likely to be serious buyers.  They can be prioritized at the top of the list because they are real and serious. 

Giving that information away for free is squandering our greatest resource.

Hi Lane-have you recovered from your vaca?????  Well in truth I have tried it both ways...and for me..even though I do not require registration..I generate..business...I am revamping very soon..and that is one of the the things I have look at harder..believe it or not..I've been wondering myself..I'll let you know what the verdict is..

Lane, this is something I have been contemplating recently. On my site now, people can search without giving info. There is also a "Dream Home Finder" where they have to give info to get a more precise search. I do see what you're saying though. Maybe I should require registration from all. I pay for the MLS, the site, and so much more...it would be easier if everyone did it, wouldn't it?

I agree with you Lane.  I honestly can't concieve how anyone could disagree.  Consumers are on to the registration ploy.  I think it irritates them that we think they are too dumb to know we are capturing their contact info to glom onto them.

I am not requiring registration on mine, either.  I am toying with some ideas that I might reveal next week...

As someone who works on property search solutions for lead generation and client retention, I have found a middle ground seems to be appealing. What's that?  Well, let the user search for properties until a threshold has been met - then ask them to register (for free of course). Offer them automated emails for searches they designed for themselves and enable the users to turn off/on the emails whenever they like. Also offering a 'Profile' page gives te users a place to store favorite or 'hot' properties which they may wan to watch and/or revisit. Provide the users with added incentive to register by providing more detailed Google map information on each property.

How well does this theory work? Well, so far the real estate agents seem to like it since it isn't "in the users face" right off the bat, and yet since they work hard and pay for their website and advertising (it isn't free to the agent) they feel there is a stop gap from folks just using the site like a public service. Users seem to like it and enjoy the Google maps and are being enticed to register, create searches and receive automated emails. To register the users are required to enter a login name and an email - the email has to be valid if they wish to receive the automated emails with their search results. Yes, the users can enter other information and are asked for it, but it is not required. (They are also informed their information will not be shared with third parties.

In the end, the real estate agents who are using the property search & map software tool (runs in an iframe within their site - you never leave the agent's web site) are the final critiques. I am interested in monitoring the response they receive with their users (quantity) and of course, the quality of the leads. Are they reaching their users/leads and converting them to clients.

Are there other sites which allow the user to 'look around or search & map to see if they like the site before they log in? If so, please let me know - I would like to know what others think on this topic. Lane is right - it is a question all realtors are faced with and with varied results.

I have not required registration and did pick up a few leads. Now am trying the reverse.  someone can chose to give a fake email - I have several "nottelling @ whereever.com  I do believe in experimenting.

Hi Lane; That would be really frustrating to do all the work for a CMA - and then find out the email address was fake!  Guess you could look them up on the tax records but not sure I would want to sent the CMA to them at that point!

Eileen - I had one that a buyer wanted a CMA of a property he was looking at (with an agent).  I sent the CMA to the property, and the sellers contacted me to find out why.  Then the buyer called because he hadn't received the CMA (at the bad email address).  He was miffed that I wouldn't send it to him since he had an agent.
