Turning Away Business

In this market I have had to turn away business that does not make sense. I recently took a property off the market at the owner request. The owner had contacted a property manager to manage and rent the property while under listing. The owner then calls to cancel the contract. We had the listing and within two months we had an offer. The owner turn away the offer, they should have taken it. I did many things including handling an eviction and cleaning the property up for viewing. Then she cancels the listing.

Well the listing is cancelled and what do you know the property manager is not living up to the owner terms according to them. Now she wants to relist the property. I explained that the market cost and time associated with this property was not a good business move on my part. They were upset.

In this market we as business people have to be in to win. Fickle sellers and buyers are just not worth my time.

Makes me wonder if they earned this money are was it daddys and now I have it.  They don't seem very good managing it do they?

So true !  There is a lot of power and confidence in saying "No".  In the beginning we tried to do everything but these days we have the luxury of being more selective.  Although sometimes you dont know a situation is going to be nutty until you are in it !!  Sounds like a wise decision.  Is too bad the offer did not work out.  Any basis to sue for the real eatate commission for finding a ready, willing and able buyer ?  I guess even if there is is not really worth the time most of the time... Great post and a great reminder !

I declined a couple of listings because the sellers owned their properties free and clear, so they thought it was worth more than all of those foreclosures. Nope.
