Yes, I have, hey didn;t bite but I have a Visual Tour program that I use and it has been said to be a great tool.  rive by the FSBO's house and take a picture - send it along with a small package and info about how you will market - then follow up in a week to see if they had a chance to take a look.

I have never approached a FSBO with a free virtual tour, however, now you have my full attention.  There must be some way in which we could create a mini version that would impress the potential seller and begin to open up the lines of communication.

I use my best virtual tours as a marketing tool prior to my listing appointments.  Perhaps we could open up a dialogue with a FSBO based on collecting the best virtual tours.

Any other comments?
