Shopping for a Condo? What is important to you?

Hi, I have done a lot of "shopping" for condo's for my customers and have gained some insight. I thought of things that are most important, and really need to be prioritized before or as you start your search. I hope this is helpful to you, and if you have some things that I have left out, please let me know.

 

  • Location-what is important to you? Is it the Beach, close to school or work, golfing, shopping?
    • View-Do you have to have an Ocean Front, Ocean View or maybe that isn't important for the Price.
  • Price-we have a big fluctuation in pricing as we have transitioned into the buyers market. And Price and Location go hand in hand, are you willing to give up location if it brings down the price?
  • Timing-Do you have to have it in 30 days? Or is it a second home/vacation home that isn't time sensitive?
  • HOA- It is always important to check into the Home Owners Association, what is covered in the price? Cable, water? Is electric included, how much insurance is covered? What are the common areas that have to be maintained? When was the last Assessment done and for how much? Is there a Reserve kept for larger maintenance jobs and is there enough in it? Can you attend a board meeting to see what is done and how active the members are?
  • Amenities-Does it have everything you want? Tennis? Pools? Spa? Community activities? Barbeque Pit, beach walk-over? Are these costs in your HOA fees?
  • Storage-Is there extra storage space available? What if you have a boat or RV? Is there an extra cost for that?
  • Pets-Do you have one? Is this important to you?
  • Can you do landscaping around your entrance or patio? If you have a balcony can you screen it or have a barbeque if you choose?
  • Do they have a rental program? Are you required to join the rental program, what portion of the rent do you receive? Do you only get certain amount of time to block out for yourself?
  • Security-Is there a gate? Security on site?
  • Parking-Is there assigned parking? Do you have a garage, are that sold separately or are you able to sell it separately?
