Zillow week in review - Week 2

Last week I posted the results generated from 149 Las Vegas, Henderson and North Las Vegas listings that The Brenkus Team entered on Zillow. To recap, we had one buyer contact (who wrote an offer) and our profile was viewed 25 times.

The Brenkus Team - Henderson, NVFor week 2, our listing inventory has increased slightly to 154. We received one more buyer contact, and our profile was viewed an additional 32 times. The offer that last week's buyer wrote was not accepted, but they will be traveling to Las Vegas soon to view properties with one of our buyer's agents.

Two weeks have produced two buyer contacts. Free leads, right? ... Not exactly. Factor in the time that it took one of our staff members to enter the initial 149 listings, plus our new listings for this week. And don't forget the time it takes to revise a listing any time we have a price adjustment, new photos, or a status change. When we consider that, these two leads start to get expensive.

Now take a look at the graphic to the right. It's the right-hand column from a web page displaying one of our listings. At the top you see a photo of Rick and Teri with their family, followed by our office contact info. Next, there's a box with additional features of the home, and then ... an ad for another company!

Let me be sure that I understand this. Zillow introduces the new 'Tell Us It's For Sale' feature that allows the owner, listing agent, or anyone else to attach a price to a property. Taking our duty to represent our sellers very seriously, our team responds by entering 154 listings in Zillow, which essentially creates 154 new pages of content for them. And Zillow rewards us by placing ads from our competitors on our listings??

To their credit, Zillow has brought some degree of transparency to real estate. Their business model is not to compete with us as agents, but to sell ads. Right now the execution of that model is not in agents' best interests, but here are two simple suggestions to turn it into a Win - Win:

  • Only allow the owner of the property or the listing agent to 'Tell Us It's For Sale. No other party has an interest in insuring that the price is kpet up to date and details of the home are complete and accurate.
  • Do not allow other real estate ads on listing pages. On the Home page, Map and Search page, and Real Estate Guide let them advertise all they'd like. Respect the time and effort that real estate agents are putting in to build content for the site.

I will continue to monitor results and post my thoughts on our Zillow experience. If anyone has results to share on the new features (Tell Us It's for Sale, Ask Questions: Share Answers, and EZ Ads) please add your feedback and/or a link to your post in the comments. Thanks John, I have been following a lot of the posts about Zillow here and on Sellsius and Zillow really hasn't made an impact here in NH at all. A little bit south of us but not here.

Not a factor here either, but I sure wouldn't want another agent's ad under my ad - not with the time you said it takes to enter the listing! CRIMINEE!

Do you think that your buyer results might be a little better than others might achieve, simply because of your location? Let's see ... Columbus Ohio or Las Vegas ... m-m-m-m-m!

Jay - I'm going to give it 6-8 weeks before making any definitive conclusions, but so far they're slow out of the gate.

Mariana - Glad to help! Sharing info like this is really part of our KW / ActiveRain culture.

Elaine - Zillow should be more judicious in ad placement. And Las Vegas has its drawing points, but you can't beat a crisp fall day or two at the Horseshoe!

John - you're so right about The Shoe in the fall - but out-of-state buyers aren't necessarily into the Bucks. They don't "get it"! So that leaves the other 9 months of the year. ;-) Be sure to keep us updated on your Zillow results.

John- I guess I'm surprised by agents who are continue  to think  that Zillow is agent friendly.   In the last three weeks or so there have been numerous articles about how Zillow continues to shaft agents  and everyone is so surprised each time.. Why are you surprised.. when they first hit the market their initial plan was to do to REALTORS® what they did to travel agents.. get rid of us.. I'm willing to be their underlying philosophy hasn't changed much.  Zillow does what is best for Zillow not REALTORS®

Elaine - In the interest of full disclosure, I'm a Wisconsin Badger fan!

Kaye - I can't see Zillow taking the same path as Expedia. Real estate is so much more complex than making travel arrangements. From my experience with Zillow, I haven't decided yet if they're friend or foe.

Tina - All of the listings are ours (The Brenkus Team). We're a mega-team with eight listing agents, 8-10 buyer's agents, a listing manager, a lead generation manager, an escrow coordinator and a full-time, licensed admin staff.

Factor in the time that it took one of our staff members to enter the initial 149 listings, plus our new listings for this week.

John, that would take about 4-5 hours.  Hire a high school kid for $10/hour.  One contract at $8-9,000 from $50-$100 bucks?  I'd call that a huge success.  I spent $50 on EZ ads and made $500.

Nick - You're welcome! I'll update our results about every 1-2 weeks.

Brian - Wow, those San Diego kids are quick! 150 listings in 5 hours is one every two minutes! :) ... The Zillow interface doesn't exactly map to our MLS data sheets, so I estimate it probably takes about 10-12 minutes to enter a listing. So far we have two out-of-state buyer prospects, no contracts. Congrats on the results from your EZ ad. Can you post a screenshot so we can see what worked for you?

Ray - I think Zillow muddies the waters a little bit by giving both a Zestimate and a Value Range. Next week I'm going to look a little more closely at how accurate the Zestimates are in the Las Vegas valley.

John.. I agree that Zillow has figured out they can't take the path Expedia took.. real estate is not like travel.. but I do believe it is what they had in mind originally..  now they are findingi they have to deal with us but it doesn't mean they like us or even will play the game fairly..

John, great let us know :)  , also I want to tell you that in some states it is good and others are way low or not accurate, so it is a matter of states.

Kaye - I agree with you. The way that 'Tell Us It's for Sale' is set up, we feel somewhat forced to post our own listings. How Zillow will ultimately use all of that content still remains to be seen.

Ray - You're right, the accuracy varies by area. I think I've seen a page on Zillow that lists several areas around the country and how reliable the Zestimate is for each.

Thanks for this update. I'm so glad that you've had some early results from your efforts to post your listings on Zillow. Another way to measure the success of posting your listings on Zillow is to measure the traffic to your listings -- there are page counters on the bottom of each house's detail page.

We do plan to provide bulk posting tools later this year. Our first priority was to build a simple set of web-based tools for individual listing agents who needed a quick and technically easy set of web-based tools for promoting their listings on Zillow.com. I know it's not optimal for bulk posting yet and that the super-teams are doing a lot of cutting and pasting. Thanks for your tenacity - I guarantee that we'll offer a more automated solution soon and appreciate your feedback.

Thanks to ads, we can afford to provide free postings and other free marketing opportunities for agents and their listings on Zillow.com. You will see ads for other brokerages, lenders and even lexus on all pages on Zillow -- just like you would in a listings magazine, newspaper or on other websites. Besides that fact that ads fund the features that help sell listings to Zillow's audience, many of the products and services advertised are relevant to potential buyers and as a listing agent under contract, isn't it largely too late to compete with you in the deal - so, I disagree that there's any down-side to ads but do feel that free postings have real value - including free branding for your brokerage; which our advertisers pay for. Something that may be worth considering if you want more branding in your area on Zillow is you can now purchase ads by Zip code for a penny a page-view (min. purchase of $10) - it's our EZ Ads product.

Posting your listings doesn't create new pages on Zillow - it's an important issue when it comes to understanding the purpose of the report for sale feature andZillow in general . We already have webpages - we call them "house detail pages" - for more than 70 M houses in the US (and counting). Zillow's database is a directory of all houses, not just those that are for sale. Our goal is to be the forum for finding the answers to consumers' questions about those houses - one of the most asked questions is "is this house for sale". It is in buyers' best interests to help them get the answer to that question and it's in the seller's best interest to have more buyers informed of the fact that their house is for sale. This is how houses have always been sold - buyers learn about listings from agents and neighbors. Report for sale on Zillow just takes that conversation online.

If you try it out (easy to undo - just click "update listing"), you should notice that reporting that a house is for sale is a very different opportunity than posting your listing. Only listing agents and owners are permitted to advertise a property on Zillow. We will remove listings advertised by someone other than the listing agent or homeowner (if you ever see this on Zillow, please flag it for our attention).

bbThis was the ad, John.  I was also entering listings and particpating in the Q&A section a lot that week.

I forgot that you're uploading your own listings; i just reported the listings from an IDX feed so it was cut and paste. 

Check out the listings in Solana Beach, CA.  there are many other posts, now but I've left my mark on this town.
