Lately I have been ranting about our slow market, the bailouts, and the economy. But my Friends here in active rain have, been reigning me in.
Buyers looking for a sure thing (is what is holding back sales),we have all been bitten in the financial markets, my self employment pension is a joke. But people are judging everything as an investment. Primary home Real Estate is not a pure investment it's a place to raise your family. Everyday you live in that home it will provide you with a return. If you are very luck and can choose when to sell it and time the market just right it could be profitable. So here are just a few topics that my active rain friends and I talked about this week.
Bill Feela and I were discussing equity and we decided buying and selling in the same market was a wash. Is there really a good excuse not to own the home that gives you pride warmth and shelter, because in the short run it's value may be stagnant. We decide there was no good excuse.
Erica Ramus and I were discussing sharing negative price data with our sellers, it's tough but the truth is all we can work with. If's and wishes don't close deals at current market value, honesty and hard work does. We decided to give the sellers the real scoop and if they wish to withdraw the listing so be it.
Christopher Bonta, and I talked about creative solutions involving seller contributions, which would allow a buyer to leverage low rates and a value driven market. If you are a first time home buyer and sellers are willing to cover some of your closing costs, prices are down and rates are down, and things don't get much better in real estate market for purchasers.
Fran Rokicki and I try to inspire each other, but honestly she works much harder at her profession than I do.She travels ,coaches, mentors and works diligently on her own education. I'm simply not worthy of her friendship but thanks for your words and comments.
Terry Westbrook I learned a few things about Terry He's celebrating a birthday, and still really gets a charge out of real estate. Our back and forth comments show me he is engaged and committed to this business while others may wain from day to day. He seams to be sticking-to-it and keeping the marketing plan up and running. What a great guy I hope to meet him someday.
Monika Mcgillicuddy, must be tireless, She's in Florida, Teaching a blogging class, talking on face book , just tapped me on twitter, is the incoming state board president- when does she sleep. What does she eat, where do you plug her in. Best of Luck in the New Year you'll be great.
Laura Giannotta, Is one of the funniest people I comment and respond too and I love to joke especially with someone that doesn't mind a dirty joke now and then.Let me tell you this New Jersey Girl can dish it out.
Valerie Osterhoudt: Is just the sweetest agent I know I can count on a comment even if my post stinks, I'll get a hello how are you are the meds working kind on response from Val. I know I'll meet Val one of these days.
I have been extremely Lucky, to have connected with this group of friends here on active rain. We comment and respond to one another more often than I talk to brokers in my own town. There is a diverse group of opinions in which we can all share and we don't need to be in agreement to take something away from the back and forth.
