Price It Right...
A correctly priced home as compared to its competition will get buyers curious. In a today's market, this means the price you list at will be below the average listed price and the cost per square foot will reflect a bargain when compared to its competition.
To sell faster than the competition, typically a home will need to be priced 10% below its competition.
Look Good...
A low price is great, but the home as to look as good as or better than the competition. Go take a look at a few model homes and take a few notes. Write down what you like about the home. Take what you like about the model homes (ie. paint colors and staging home) and implement into your home.
Paint all interior walls with neutral colors, remove wall paper, declutter, stage the house, clean the house from the top to bottom, inside and outside, and spruce up the landscape. The goal is to make the house have great curb appeal and look great on the inside.
Work with a Real Estate Agent...
In order to sell your home fast, work with a real estate agent. The most important role a real estate agent has is to create and implement a marketing plan to sell your home fast and for top dollar.
By pricing your home right, making it look good, and working with Real Estate Agent to market your home effectively will bring buyers to your home and it is matter of time before an offer is submitted.
