So I have heard all the stories about Florida real estate.  I know there is a lot of inventory on the market.  I know (all too well) that insurance is outrageously high. 

But seriously- my house is on the water, looking out at the gulf (they aren't making any more gulf front property), 3 stories, tons of upgrades.  It is a BEAUTIFUL home.  We just had a professional cleaning crew go though and landscaper just finished giving it "curve appeal". 

And it won't sell. 

ANY CREATIVE IDEAS FOR SELLING IN THE FLORIDA MARKET???? 

The most creative technique we have tried is offering lease option.  We have it listed with a reputable, full service Realtor who specializes in waterfront. 

Maybe someone can at least make me feel a little better and at least tell me things are picking up on the gulf coast?

Hi Sara, you have a beautiful view from this home.  You didn't include the MLS number.  I am a Realtor in Hernando Beach just north of the Hudson Beach area and our market has been extremely slow as well. The insurance and tax situation in Florida makes headlines in the newspapers just about everyday and keeps buyers on the sidelines. We are seeing dramatic price drops so that there are good deals available for buyers. Good luck!

Selling Florida one home at a time

Has your REALTOR(R) placed you home on ZILLOW? I have been putting my listings there and my phone has been ringing off the hook. OK, so I lied. I checked out your profile and just thought I would be funny:) 

The Florida market is very difficult right now and homes are sitting on the market for quite awhile. Could it be a pricing isuue?

Silvia-  The MLS ID# is T2238795.  I HATE the picture in the MLS.  I am trying to get my realtor to change it.  www.gulfviewapartments.com for better pictures.  He should be getting multi photos in there soon too.

Bryant-  Very funny.  :)  Yes, it is probably a pricing issue.  I am one of those head headed homeowners that wanted to go to market at my price..... haha.  Would definitely take a lower price at this point.  Once the photos get corrected (see above comment) we will probably lower it some.  Just wanted to make sure the listing looked good first. 

Please bring buyers!! :)  It is an awesome house.

Sara, What's happening in Florida is a lot of folks would love to purchase your place but the problem is they own homes elsewhere that they can't sell either. Your property is a second home or retirement more than a primary resident and that is the part of the market that is suffering the most. My market is a first time home buyer market so it's a little bit stringer right now as everyone wants to own a home. The move up market is just flat. I'm telling all of my sellers if they do not need to sell then take it off the market. If you need to sell then you have to lower the price and get it done. I own a condo in Clearwater I'd be happy to sell you:)
