Brier Market Update for Thanksgiving Week 2008 PLUS My Opinion On The Subject!

seattle real estateBrier Wa is an amazing Suburb of Seattle - filled with trees and views of the mountains, plus great gathering places for the community -  I count myself fortunate among the ones who live or work there!  Of course a little slower than usual, but there are some beautiful properties on the market. 

Active residential only (no condos in this batch) listings available in Brier Washington range in price from $215,000 (!!!) to $1,344,000.  There are 29 active residential listings in Brier right now with an median price of $494,250 and an average days on market of 154 days.  Every single one of them has been on the market longer than 30 days, so obviously there are some sellers out there deciding not to put their houses on the market for the holiday season.  This is certainly more convenient as far as the stress involved in having your house for sale, but might also not be the best decision with the rates the way that they are.  There ARE buyers out there and having fresh inventory puts you at a great advantage.  For the sellers on the market for longer days, just make sure you are on the internet and you will be fine - recent stats increased internet importance for buyers looking at houses to over 84%.   

Pending sales are at 7 - these are houses that have contracts on them and are waiting to close.  These pending Brier houses range in price from $285,000 to $449,950 with a median price of $324,500.  The average days on market for these is 62 days with the shortest period being 22 days and the longest being 132 days.

Brier residential sales are at 29 houses for the year. The minimum price on theses sold houses is $316,000 with a maximum of $774,950. The median is $417,500.  This is the really interesting part - the days on market.  The average days on market for the residential sales in Brier is 65 days with a low days on market of 14 days and a high of 118 days.  So, what does that say?  Price your house right and prepare it for the market properly and the house sells.

Hi Cat - Thanks so much!  I will be updating MLT next:  I am SOOOOOOOOO excited to see all those signs in MLT for the zoning changes.  It is goign to have a HUGE impact - that and the park and ride reopening soon.  My husband is so excited to get to go back to his park and ride!!!!  MLT is on the rise - It is so close to the city that it HAD to happen!  Take care!
