It is a Buyer's Market. If you are looking for a home, you may think you can search on the internet and call the listing agent for the different homes you want to see. This will be time consuming. It will be difficult to see many homes on the same day. The listing agent represents the seller. If you sign a Buyer's agency contract then it will be dual agency.
Here are some tips that can help you find a buyer's agent.
1.How much experience does the agent have ? What is the agent's specialty ?
2.What designations does the agent have ? An agent who has the ABR designation has taken courses in negotiation and working with buyers.Visit www.rebac.com for information. An agent with CRS is a Certifeid residential specialist . visit www.crs.com and an agent who has SRES designation has training to work with Seniors. www.sarec.com.
3 Is the agent full time or part time in real estate.? You may want an agent who is available to show homes when you are not at work. If the agent has a job on weekends and evenings and that is the only time you can see houses, it may not work.
4.Ask your friends who recently bought a house, for a referral and check references. Interview agents for the job to see if you feel comfortable working with them.
5. Does the agent have a web site ? will the agent email you listings and can you search listings on the site as well.?
6. How easy is it to communicate with the agent ?
