I received a call last week regarding one of the many letters I have mailed out to expired listings within my region.  The caller was a seller who was interested in finding a "better" agent to work with.  I sent the seller a CMA and an online presentation for his viewing... and of course took his interest worth a grain of salt because he found out I was a new agent.  I figured; "if he calls back, good for me," and "if he doesn't, oh well, just keep working at it."

... He called me back tonight and I have an appointment to look at the property in person on Sunday, I'm one step closer to sealing the deal... woohoo!

A word of advice.  Get rid of the new.  Don't let clients know that.  Also make this a members only post.

Dustin, another word of advice.  Don't send the CMA...and never leave it with the client.  It just gives the next agent some ammunition to use against you.  Just thought you should know.

How can the CMA be a weapon if it's done correctly and professionaly?  And as far as being a new agent... if clients ask how many deals I've had, I tell them, I believe that being honest from the start is better than trying to pretend and getting caught in a lie.

I would tell your clients that it feels like forever when they ask you how long you have been in Real Estate. I also would never leave the cma... let the next agent do there own work.

The way you can appraoch this listing because you are newer is, "Mr. seller I know I am newer to the real estate business and I don't have many listings yet which gives me pleanty of time to focus my energy and time on your listing."
