Home Owner Associations and Condominium Associations provide for the maintenance of the association owned components of the property. The association are also supposed to have a capital expense account which is also called a reserve. This reserve account will fund the replacement of roofs, painting the buildings etc. But the tough questions is how much do we need? This is where a reserve analyst comes into the picture.

A reserve analyst will look at all the components, determine there condition, currently replacement cost and the future cost to replace that item. A report will be produced that details the cost and what the owners monthly contributions should be.

This obviously is a simplified version of a much more complex process. Reserve Analysts will spend many hours examining the property, talking to the maintenance people, talking to board members and crunching number to produce the report. Most of the reports will be between 30-40 pages depending on the property.
