Are you really SERIOUS about selling your O'Fallon Mo home?

I have learned that there are two kinds of sellers in O'Fallon MO.  There are those that just want to jump in and test the waters.  They are not really serious and really have no motivation to sell.  They generally say something like, "Well we will give it a try and if nothing happens, OH WELL, we will just take the house off of the market."  This is not a market that allows for this type of thinking.  Why?  Because you generally have the home overpriced and the buyers today are doing their "home"work before they even go out to look at the first home.  They are not going to waste their time, money or energy looking at something that doesn't appeal to them or their pocketbook.  They are smarter and more informed than they were just a few short years ago.

 So, what does today's home seller have need to be?  Today's home seller needs to be "Serious" about the sale of their home.  So if you are looking at selling your home and "Right" sizing to meet your current needs, wants and desires then take a few minutes to take the following quiz to see how serious you may be.  By answering the following three questions you will have a better idea if you are truly a serious seller.  "Serious sellers"* tend to net the most amount of money at closing, have the least amount of hassles and get their desired results in the shortest period of time.  I have just 4 questions for the serious seller and those that want to be.

Question #1:     Why are you moving?

The more compelling your reasons, the more realistic you are apt to be about the realities of your marketplace.

Question #2:     What is your timetable for making the move?

Most sellers don't get realistic about the realities of the marketplace until time is of the essence.

Question #3:     Are you committed to move?

If you are not committed to moving within your stated timeframe, you are likely to neglect doing the "little things" that would cause a top dollar-no hassle-timely sale.

Question #4:     Do you have to move?

This question ties in with questions 1 & 2 above.  There are things that may have dramatically changed since you purchased your home just a few short years ago and now you have to move.  There is help available but it requires you to be upfront and honest with your REALTOR®.

* Remember, buyers are objective about price and value.  They are shopping for the "best deal".  Serious sellers know this and respond by objectively pricing and marketing their homes.
